How We Work

Momentum Architecture is a Central London-based architecture practice helping homeowners and developers move projects from early ideas through planning permission and into construction.

We regularly work across Hackney, Islington, Camden and surrounding London boroughs, guiding clients through the architectural design process and the complexities of planning applications.

Every project is different, but successful projects usually follow a similar journey. Our role is to help you make the right decisions early, navigate planning constraints and move your project forward with clarity.

Understanding Your Project

Every project begins with understanding your property, your ambitions and the opportunities available on the site.

At this stage we typically:

  • review the property and its planning history

  • assess local planning policies within the relevant London borough

  • explore what may be possible on the site

  • discuss your priorities for the project

This early stage helps establish a realistic strategy before design work begins.

Developing the Design

Once the direction is agreed, we begin developing architectural design proposals.

This stage usually includes:

  • measured surveys of the existing property

  • concept design drawings

  • exploring layout options and spatial arrangements

  • refining the proposal with the client

Architecture is an iterative process. Designs evolve through discussion until the proposal is ready to move forward.

Planning Permission

Many residential projects require planning permission from the local authority.

As architectural designers experienced in London planning applications, we prepare and submit planning applications including:

  • architectural drawings

  • planning documentation where required

  • coordination with planning consultants and other specialists where relevant

Planning authorities assess proposals against planning policy, design considerations and the impact on neighbouring properties.

Because planning decisions are made by the council, planning permission can never be guaranteed, but experience with local planning authorities allows proposals to be designed with a strong understanding of policy constraints.

Planning vs Permitted Development

Some building works can be carried out under Permitted Development Rights, which allow certain extensions and alterations without full planning permission.

In these cases we may apply for a Lawful Development Certificate, which confirms that the proposal complies with permitted development legislation.

Sometimes projects are structured using two submissions:

  • a Lawful Development Certificate for permitted development elements

  • a planning application for the remaining elements

This approach can reduce planning risk and improve the likelihood of approval.

Technical Design and Construction

Once planning permission has been granted, further design work is usually required before construction can begin.

This stage may include:

  • detailed technical drawings

  • building regulations approval

  • structural engineering coordination

  • contractor pricing and tendering
